Hi there, We are thinking of buying a house and have encountered a common problem - the support structure in place for the removal of the chimney breasts in the kitchen and bedroom - has not been completed to building regulations. We would like quotes for the removal of the existing support structure and the implementation of a new support which would conform to Southend Borough Council building regulations. The pic of the existing structure is here: http://imageshack.us/photo/my-<wbr></wbr>images/845/chimey.jpg/ Our surveyor said the following: "A somewhat elaborate arrangement has been constructed to support the remaining masonry of the chimney breast and stack above the roof line. This consists of a timber frame, infilled with brick, which spans the load bearing partition wall of the 2 bedrooms below. There is no sign of significant cracking or significant movement, but it is highly unlikely that this arrangement would comply with Building Regulations. I am not sure why such a complicated system has been installed instead of a more traditional arrangment of metal angle brackets secured to the main wall. In my opinion, whilst the support provided shows no sign of inadequacy, it does impose significant additional weight and is also likely to turn up on subsequent surveys as an issue when you come to sell." When you quote for the work please ensure you include the total price of the labour and materials and the cost of getting Southend Borough Council to approve the work. Obviously we would pay on a completion certificate from Southend Borough Council. Many thanks James
